Definition of a Suite (& Giveaway)



Suites; also known as 'in-law suites', 'basement suites', 'nanny suites' or the most common 'the mortgage helper'. The actual names are clear. A 'Secondary Suite' or 'Accessory Suite' is an additional residence located either within a single family dwelling (secondary to the primary residence) or within an accessory building. It generally has its own entrance, kitchen, bathroom, bedroom(s), living area, and parking.

Suites are often one of the following types:
  >> above the main floor of a single residence,
  >> below the main floor of a single residence,
  >> or detached from the primary residence (ie. a 'garden suite' or 'guesthouse').

Generally you can only have one, but in some cases - none. To find out if your property qualifies for a suite, you must contact your city and check your zoning for the type and maximum allowable area. We've all seen the television series Income Property and are either amazed of creating a rental unit within 'unusable' space to help pay off your mortgage or would hate the encroachment of privacy. Either way, suites are on the incline with last year as Vancouver's highest year of suite approvals with over 1,000 applicants.
